Supported requirements

What the current source supports

  • Invest at least R$1,000,000 in qualifying urban property. The resolution permits a reduction of up to 30 percent for property in Brazil’s North or Northeast regions.
  • One applicant may combine more than one property to meet the applicable floor. Each co-owner must independently meet the required investment amount.
  • Completed-property branch: provide the property register showing ownership free of liens or encumbrances and a statement from a Brazilian Central Bank-authorized or registered credit institution confirming the international capital transfer.
  • Under-construction branch: provide the registered purchase promise, capital-transfer statement, construction permit, and registered incorporation memorial.
  • Use the Ministry of Justice pre-authorization channel where applicable, then complete the separate Polícia Federal registration and residence-card steps.

What to confirm from application onward

Financial basis
R$1,000,000 in qualifying urban property, or up to 30 percent less for qualifying property in the North or Northeast. Financing is supported only for the portion above the applicable minimum.
Government service fees
No numeric fee is hard-coded because current Ministry and Polícia Federal charges can change. Confirm the live authorization, registration, and card amounts before payment.
Initial status
Residence authorization for four years.
Renewal
After the initial period, the applicant may request a change to an indefinite term by proving that the qualifying investment conditions remain met and providing the required residence card and criminal-record evidence.
Dependents
No automatic dependent status or route-specific increment is modeled from RN 36.
Work rights
The property basis does not establish unrestricted local work rights on this page.
Presence considerations
RN 36 requires at least 14 days in Brazil, consecutive or nonconsecutive, during each two-year period measured from Polícia Federal registration.
Permanent residence
The route permits a separate change to residence for an indefinite term after four years when its maintenance and document conditions are met; the change is not automatic.
Citizenship relationship
Naturalization is a separate process with its own indefinite-residence and continuity rules.
