Dominican Republic investment and property

The Dominican Republic has separate investment, management or technical personnel, pensioner, and rentier services. Their visa steps, supporting evidence, duration wording, and government charges must remain route-specific.

At a glance

Renewal
DGM publishes a one-year renewal and says to file 45 days before expiry with the current card, passport, Dominican criminal-record certificate, photographs, employer labor and guarantee evidence, and the required migration policy.
Family
The official service includes a spouse, minor children, and adult children who remain economically dependent because of studies or disability, subject to the listed identity, dependency, insurance, and repatriation evidence.
Work rights
The supported scope is the documented management or indispensable technical role with the qualifying sponsoring company. The sources do not establish unrestricted employer portability.
Permanent residence
The cited service describes a one-year residence. Any later permanent-residence route requires separate official evidence.

The investor route uses certified qualifying foreign investment. The management or technical route remains tied to qualifying personnel of a foreign-investment company. Pensioner and rentier services use their own income evidence and current one-year service wording.

Current evidence

Property is not a standalone route

Buying or owning Dominican property is not established as a standalone basis for the four frozen routes. The investor service instead requires qualifying foreign investment certified by ProDominicana or CNZFE. Title, encumbrance, and property-tax matters use separate authorities.

Customer due diligence remains separate

Dominican financial institutions apply risk-based customer due diligence, including identification and source-of-funds information, with documentation that can differ for foreign residents and nonresidents. A visa, residence card, investment, pension, or property purchase does not guarantee an account.

Fiscal residence uses a different process

Dominican immigration status and fiscal residence are separate. DGII administers a distinct fiscal-residence certificate and related taxpayer and migration evidence. The reviewed sources do not support treating a frozen route, property, or bank account as automatic tax residence.

Relocation is route-specific. MIREX identifies RS residence visas for investors, pensioners, and rentiers and NM1 labor or business steps for management and technical personnel. DGM then uses route-specific originals, translation, legalization or apostille, medical, and in-person steps.
